Our Policies

Reservation Policy/ General-

Must be 21 to reserve cabins.

Deposits: All reservations require a 50% deposit made by VISA, MasterCard, AmEx or Discover Card. Final payment will be due 14 days before reservation.

All balance charges are payable at check-in by VISA, MasterCard, AmEx, or Discover Card.

Extra guests: All cabin rentals to include maximum of 4 adults and children under 16 for the current rates. Any additional adults will be charged $10 per night, additional linens for extra people will be $5 per adult for the stay.

Minimums: A two night minimum is required for a reservation.  Some months and Holidays require longer stays.

Weekly stays (7 nights) are discounted 10%.

Rates are subject to change without notice. All rates are subject to 11.75% state and local taxes.

Check-in is 3pm. Check-out is 11am.

Cleaning fees: To keep our rates competitive and our guests happy, we do not charge a cleaning fee. Therefore, we ask that all guests please leave clean their cabin, leaving it neat and orderly with all trash disposed of in the proper receptacles before you leave. This includes washing and putting away dishes, wiping up any spills/messes, and putting things back where you found them. Our caretakers carefully clean and wipe down/disinfect each cabin between guests but this helps us expedite the process and get ready for check-ins.  If your cabin is found to be in exceptional disarray, or missing or damaged items, an extra cleaning or replacement fee will be billed (minimum of $30).

Other Fees: See below for Pet fee and others if applicable. These include all taxes. Our Group fee applies to any group that reserves five or more cabins.

Cancellation Policy-

30 days advance notice-Deposit is fully refundable less $30 processing fee per cabin.

14 day advance notice-A 50% cancellation fee of total amount will be charged.

If notified within 14 days of reservation a 100% cancellation fee (total amount) will be charged if we are unable to re-rent the cabin for the dates you reserved. Additionally, all cancelation requests must be writing.

If you cannot make your original reservation date and would like to change the date to a later stay, you will have up to 4 months from the original date to stay (depending on availability). 2 weeks advanced notice is required for the deposit to be transferred to the later stay. If unable to stay within the 4 months, no refund will be available.  The exception being if we are able to re-rent the cabin for the length of your reservation, you will be given a refund (less the $30 processing fee).

No-shows, late arrivals or early departures will result in a non-refundable charge for the full length of reservation.

Dog Policy-

Our dog friendly cabins are Good Times, South Fork, Buzzards Roost and High Top. These are the only cabins allowing dogs.

There is a $50 pet fee per dog, per stay. Adult dogs only. Sorry, no cats.

Dogs are not allowed on the beds or furniture. If pet hair is found on the beds or furniture, a $100 cleaning fee will be charged.

Any renter keeping a pet in a non-pet friendly cabin will be asked to relocate to a pet friendly cabin. If no pet friendly cabins are available, the renters will have to find other accommodations and receive no refund.

We ask that all dogs must be kept on a leash while on the grounds and that no dogs be left in the cabins or on the screen porches when you go out on day trips. Dogs left in kennel cages are an exception.

**You will be held financially responsible for any damage caused by your pet to the interior or exterior of the cabin or to any outside equipment.**


Smoking: All cabins are strictly NON-SMOKING.  You may smoke outdoors or on the porches with cabin doors shut.  Please DO NOT leave butts on the floor or on Cabin Fever grounds anywhere (use ash trays and outside trash receptacles only). If there is evidence that there was smoking inside the cabin, including the smell of cigarette smoke, there will be an additional charge (up to $100).

Groups: All large groups (weddings, reunion groups, etc.) will be responsible for a $200 non-refundable group fee to cover maintenance & grounds keeping. For weddings, please inquire about grounds fees, as it will be levied depending on the size of the wedding. We do not host sorority or fraternity groups

Maintenance and Repairs: If repairs are necessary in the cabin, they will be done as soon as possible; no discounts or refunds will be given for any malfunction while you have rented the cabin. Cabin Fever staff reserves the right to enter premises to perform repairs and maintenance.

Loss of Personal Items: We make every effort to locate and return lost items, but we are not responsible for things lost, or things we have not found. There is a $25 fee plus shipping to return lost items. Lost items that are unclaimed after 30 days are donated to local charities.

Inclement Weather: Please be aware of possible weather and road conditions, depending on when you plan to travel, as we do not offer refunds due to bad weather and/or road conditions. See our cancellation policy if you are unable to make your stay due to weather.
